A Technical Asset Service Agreement (TASA-care) is a unique ‘as a service’ approach to funding new building infrastructure and energy efficiency upgrades through your operating budget – not your capital account. It is a turnkey solution that can include all capital investment, preventative, reactive and breakdown maintenance, repairs and equipment replacement (if required) until the end of the agreement’s term. A simple single monthly fee provides you with the amenity provided by the assets without any of the headaches that come with their ownership.

With TASA-care, Apeiron Assets is the asset owner and can manage and maintain your building’s hard, technical assets on your behalf. All the costs associated with acquisition, ownership, operation and maintenance of the asset can be met through the TASA-care – requiring no upfront equity contribution from you and de-risking operational performance for the asset’s entire lifecycle.

We charge a monthly fee for the duration of the agreement, allowing you to preserve capital for investment in core growth projects for your business. At the end of the agreement term the ownership simply transfers to you, or we negotiate a new TASA-care Plan to assist you in upgrading the existing asset.

TASA-care is a service agreement, not a finance lease, chattel mortgage or similar finance structure. Therefore, there is no direct interest charge. There are, however, associated costs in delivering the service to you, including the cost of funds, but these are embedded in the monthly fee along with capital and maintenance costs.

Because TASA-care is a customised solution, we will work closely with you to ensure that the agreement and its term best suit your current and future needs. For example, we take full responsibility for building assets and their ongoing maintenance and repair for a minimum of two years for an individual asset, and up to 20 years for more complex, multiasset projects.

TASA-care becomes an operating expense over the life of the asset or agreement term rather than an upfront cost via your capital account that then has to be installed and maintained at the expense of other business imperatives.  With an Apeiron TASA-care, equipment performance is transferred to the owners, us.  Payments are set for the duration of the term, providing budgetary certainty.  And, because we are responsible for the asset management for the duration of the agreement, you avoid increasing maintenance and repair costs that come with aging building infrastructure.

TASA-care is suitable for providing a broad range of building infrastructure and individual technical assets. This includes, but is not limited to: HVAC, fire, electrical, building management systems, lighting, energy efficiency upgrades, sustainability and renewable energy projects, Internet of Things (IoT) technologies, security systems and even entire fit-outs.

Absolutely! Apeiron Assets is a service provider and we are completely ‘agnostic’ regarding the equipment or supplier you choose. We are also happy to offer our many years of experience in the hard technical services industry to advise and support you in making decisions that best suit your needs. We have the benefit of extensive relationships and volume with key suppliers in the market, and by partnering with us we can make these benefits available to you, the customer, as desired.

Once we’ve discussed your needs we can start right away. What little paperwork that’s required can be handled by our office in a very short space of time – anything from a few hours to a couple of days. If your needs are a simple single technical asset, we can agree on an installation date and provide you with the amenity of the equipment. In a more complex agreement, our engineers – using their depth of technical knowledge about the built environment – will undertake a comprehensive audit of assets in your portfolio. Then we will work with you to develop the best operational and cost-effective solution, complete with comprehensive financial modelling so you can easily see the expected economic benefits. Once an agreement is made, we simply implement the changes on your behalf, including the agreed service delivery for the term of the TASA-care.

We undertake the standard processes that most organisations use in day-to-day business, which includes assessing aspects of your company’s and industry’s risk profile, credit history and management experience.
