Our customised Technical Asset Service Agreement solution, TASA, is wrapped with comprehensive service and maintenance — care, TASA-care facilitates new building infrastructure, upgrades and refurbishments. As part of this service, we take the time to understand your unique business needs, partnering with you to find the best solutions and ensuring you continue to have full control over your equipment preferences.

De-risk Operational Performance

With TASA-care, we take ownership of your building’s additional infrastructure on your behalf, de-risking operational performance and maintenance for the entire life cycle of hard technical assets. Upon maturity of the TASA-care term, we can then transfer the ownership of the asset to you, or negotiate a new TASA-care plan to upgrade existing assets. Under this agreement, operational performance risk is transferred while financial risk is shared.

As-a-Service Approach

This innovative As-a-Service approach allows you to pay for building infrastructure and energy efficiency upgrades through your operating budget, rather than your capital account. With an agreed monthly service fee, Apeiron Assets takes on the performance risk for the asset, allowing you to preserve capital for more profitable activities, facilitating greater business growth.

Alongside regulatory requirements, investing in sustainability initiatives is becoming more and more relevant as tenant demand is rising for the offset of ever-increasing energy costs. A TASA-care plan makes green technology more affordable and accessible for both the public, and private sector building owners. It also offers the opportunity to invest in new energy-efficient technologies, including HVAC, LED lighting, renewable technology building management systems, IoT and sensors, as well as data analytics and predictive asset management.

Environmental, Social & Governance (ESG)

With the built environment generating over 50% of annual global C02 emissions, building owners must undertake initiatives to reduce those emissions not only for reasons of being a good corporate citizen, but to meet the ESG metrics that investors expect within those companies that they own.

Initiatives by state and federal government within Australia will compel building owners to ensure that buildings comply with new energy and sustainability standards coming into effect. As examples, the NSW State Government has a position of Net Carbon Zero by 2050 and the City of Sydney has a Net Carbon Zero policy by 2035. For the climate change policy settings to be achieved, building owners will need to undertake upgrades to their stock at a far faster rate than at present or otherwise risk owning what may become stranded assets.

A TASA-care plan removes capital expenditure events, meaning there is no need to raise more equity or increase credit lines to fund new assets or upgrade existing building infrastructure.

Since the agreement is based on the total cost of ownership of a building asset, rather than just the lowest capital cost, building owners can hedge against future energy and maintenance prices. This provides our clients with more certainty regarding their cash flow throughout the duration of the agreement.

A TASA-care plan is also AASB 16 compliant, reducing the need to bring certain liabilities back onto the balance sheet.

Apeiron Assets offers a complete Product-as-a-Service (PaaS), managed solution to partners through the Technical Asset Service Agreement – TASA-care. This PaaS approach enables clients to upgrade assets without the need for upfront capital and to transfer all risks and costs associated with the design, project management, maintenance and lifecycle management of assets to Apeiron Assets.
